‘White goods’ is the commonly used phrase to describe a washing machine, cooker and fridge/freezer, but also takes into account luxury items such as a tumble dryer and dishwasher. We are often asked ‘should we supply white goods?’ by a landlord and on the whole 9 out of 10 tenants require them in a let, regardless of whether it’s a furnished flat. We learnt that landlords are different from one to the next many years ago, and the same rules apply when providing white goods.
Some landlords have however decided to remove the white goods from Inventories, therefore removing the cost of repair when they go wrong. Other landlords have gone further, and removed them from the houses, leaving the tenant to source their own. As a company, we always suggest that a fridge/freezer, washing machine and cooker are included in the lets. Without white goods, we find the properties harder to let and achieving high rents is also a challenge.
