If one is significantly lower or higher than the others ask them why this is the case and to show you similar properties which have sold or are listed in the same area.
When producing your list of potential estate agents, it is worth identifying what services each offer, and how this relates to the services that you require. When speaking with them identify what additional costs may be on top of the percentage of the final sale price.
Before choosing an estate agent ensure you have all the information on costs and services, in writing if possible, to prevent any nasty surprises later. Then make a comparison between the agents to decide which is going to work best for you and what you need when selling or buying a house.
