The Moovahome team will meet you on site or at our offices to carry out a valuation, ensure what you want is in our package, agree a marketing plan and provide a copy of our ‘Full Management’ agreement for signing. Once signed, we will then market the home for let at an agreed price on both Rightmove and Moovahome, both with a floor plan and ensure there is a current EPC. Our easy to recognise For Sale board is then erected to ensure we gain as much exposure as possible. We will keep the landlord updated on progress and once we find a tenant who we deem suitable, we will overview their application to the landlord for approval. Once we have agreement with the landlord, we then undertake our full application including Credit Checks and Right To Rent satisfaction. A date is then agreed with all parties.

Pre move in, our administration team will conduct a full written and pictured inventory, take utility readings and ensure current certificates are in date (Electrical, EPC and Gas). A tenancy agreement will be drawn up and a month’s rent and deposit collected in advance of the move in date. On the move in date, our team will meet the tenant at the home, overview the tenancy and inventories and run over things such as how to contact the landlord and use the boiler. Once the tenant has signed the agreements and moved in, our accounts team register their deposit at www.depositprotection.com and transfer the first months rental (minus our fee) to the landlords account. Finally our accounts team set up a standing order with the tenants for future rental payments.
We will then scan the documents to our secure servers in order to retain and refer to in future years when needed.

During the tenancy, our team will carry our quarterly inspections, reporting back our findings (with pictures) to the landlord. Records of inspections are retained on our servers in the tenants file as well as our management software for future tracking. Should a tenant have damaged a property, an advice letter will be sent to them with a follow up inspection a month later to ensure its rectified. Should a landlord want to inspect a home, we can attend with them. Inspections are rotated around the team so that we all are familiar with the layout and condition.

Each month, rent is collected and a statement provided to the owners via email. Should a tenant fall into arrears, our management team will chase the debt including attending site out of business hours to discuss the issues. In the unlikely situation that the matter end up needing legal action, our team will prepare this and attend Court at no charge to the landlord except the Court Fees.

At the end of the tenancy, Moovahome provide a ‘Move Out Guide’ to tenants pre exit and then attend a move out inspection, agreeing any dilapidations with the tenants. The deposit release is then handled in full by Moovahome.

In addition to the above, Moovahome can handle re mortgage enquiries, yearly statements, valuations via our sales team and advice throughout.

Our full management fee is 10% + vat each month.
